Consortio Recruitment group have partnered with a leading client who manufacture and install bespoke metalwork / facade solutions for leading construction projects. We are looking to bring on a Project Manager who will have overall management of the project, from award to completion, providing leadership to the project team. Main responsibilities include management of programme, health & safety, quality, environmental and financial goals of the project whilst ensuring the satisfactory conclusion of the works for all parties. Manage – Assistant project & commercial managers, site managers, design team, site labour and specialist sub-contractors. You will be the main point of contact for the Main Contractor.
Knowledge Requirements
- Broad knowledge of industry process and practices allied with detailed knowledge of internal company process and practice for commercial control, health, safety and environment, quality assurance, procurement, programming and being skilled in PC use
- Knowledge of company preferred systems especially relating to typical design, availability and costs.
- The use and implementation of both industry & company standard terms and conditions for employing sub-contractors and suppliers, allied with standard forms of contract to which the company are in contract with our clients.
- Understand contractual documents including performance specifications, drawings, programmes, bills of quantities and scope of works.
- Experienced in the use of web-based health and safety document controller subsequently understanding the latest / current Safety, Health and Environment legislation.
Professional Requirements
- Minimum NVQ6 or equivalent in Construction
- SMSTS(CITB: Site Management Safety Training Course)
- CSCS Card (CITB-Black)
- 3-years plus working experience in the construction industry

The specific duties which the Project Manager must undertake are, but not limited to, as follows:
Handover
- Attend the handover meeting between the Estimating and Operations Departments.
- Carry out thorough tender analysis following contract award to appreciate exact scope of works, specification, programme, drawings and breakdown of bill of quantities rates to establish clear understanding of material, plant, labour and preliminary costs so that accurate profit projections can be made to the directors.
- Establish contract procedures.
- Establish links with main contractor / Design team / Trade contractors.
- Ensure all team members are fully aware of roles and responsibilities associated with the project.
- Must have working knowledge of the project including all drawings, specifications, programme etc.
- Fully understand all site drawings, door schedules, details, through sections etc. and have a full understanding of the operations at hand to ensure the successful delivery of the works.
Compare tender drawings and specifications against construction issue drawings and specifications and any revisions, highlighting any changes to ensure the recovery of any additional costs.
Programme
- Proficient in the use of Microsoft Project, Primavera, Asta programme software.
- Produce a detailed project programme so that clear indication can be given to entire project team and client regarding specific / key dates relating to design, procurement and installation.
- Monitor and record progress against target programme so resource levels / management can be assessed and provide focus as well as using this tool to safe guard company interests supported with marked up drawings including clear guidance in relation to production and programme highlighting any delays experienced.
- Ensure all delays to the Sub-Contract works are notified to the Directors. Issue any relevant correspondence as required by the Sub-Contract recording the cause of the delay and the effect it will have on the agreed Programme.
- Design management of internal staff setting priorities / producing schedules to establish key items
Quality
- Establish project specific quality procedures
- Prepare the Project Plan ensuring all aspects of the Sub-Contract works are taken into account for submission to the Main Contractor/ Client as required. Ensure any comments or amendments that the Main Contractor / Client may have are fully incorporated and before resubmission.
- Ensure the basic site Standard Operating Procedures are used and enforced.
- Prepare and submit all inspection & test plans, checklists, hand over certification
- Off-site factory visits to vet / establish competence levels of suppliers / fabricators to ensure quality assurance procedures in place. Production, implementation and review of on-site quality assurance procedures to ensure client sign off achieved through detailed and timely inspections of site workmanship.
- Liaise with the main contractor with regards to the inspection regime giving them the opportunity to attend any inspections.
- Ensure all elements have the appropriate sign off with structural calculations / fire performance / acoustic ratings
- Testing on and off site: Fire / Water / Impact / Pull-Out / Acoustic
- Issue and approval of samples to client
Environmental
- Establish project specific environment procedures including waste transfers or environmental assessments
Health & Safety
- Take the lead in all matters relating to Health & Safety and minimise any risks in conjunction with the Health & Safety Officer.
- Management and implementation of Health & Safety Plan.
- Report all accidents.
- Ensure all operatives are fully co-operating and carrying the works out in compliance with guidelines site rules.
- Prepare and agree all method statements and undertake risk assessments including COSHH
- Source and agree appropriate lifting plans
Temporary Works
Procurement
- Establish key suppliers early and agree contractual / procurement arrangements, leading to the delivery of all materials and plant required to execute the works
- Material take offs to establish quantities
- Order all materials based on best price and lead-in periods
- Agree delivery schedule to achieve programme dates and book deliveries in
- Approval for payments
Plant
- Ensure all plant is organised, used in a cost effective manner and is off hired immediately when not required.
- Plant register to be kept up to date at all times
Labour
- Vetting for competency
- Issue Sub-contract orders and agree valuations / notifications of payments along with resolving any contractual issues
- Inspection of works in regards to quality.
- Agree programme and resource allocation
Commercial Management
- All commercial / cost control aspects, including production of labour bills & labour payment, resource cost reconciliation, monthly applications for payment, variation costing leading to final account preparation / substantiation, final account negotiations, profit projections and claim preparation should it be required.
- Extension of time claims including record keeping for prolong periods on site
- Complete order & plant reconciliation
- Agree Performance bond / warranties / insurances
- Maintain forecast costs to complete and monitor the Project CVR.
- Monitor prelim allowances against actual cost expenditure.
- Internal reporting including WIP and monthly financial reports.
Hand Over
- Prepare O&M Manuals for the project prior to Practical Completion.
- On completion of the works ensure the works are inspected by the Client and any Handover / Practical Completion Certificate is issued.
- Attend Post Contract review meeting to discuss the overall performance of the project with Senior Management.
- Ensure that any issues in relation to defects during the defects liability period are satisfactorily closed out.
General
- Document Control: Online systems, filling, record of drawings.
- Attend weekly progress / co-ordination meetings with the main contractor
